People are at the heart of every real estate transaction. If you want the process to be smooth and successful, you must choose the right support team for your needs.

Select a real estate agent that clearly understands your real estate objectives, and can dedicate his personal time and skills to meeting these objectives. Understanding the neighborhood is important, but it's not enough. Your Realtor must have the analytical, marketing, negotiating and managerial skills to manage all the resources required to help you reach your goals.

Selecting an agent solely based on friendship or intuition may not be the best approach. Take the time to interview candidates. Ask them to prepare and present a written real estate plan so you can gauge the depth of their knowledge and commitment. You can also compare the most important facets of each proposal.

A written marketing plan, covering strategies for:
• The Internet
• Print media
• Target marketing
• Multiple Listing Service
• Brokerage community cooperation
A Comparable Market Analysis
• Compares significant features of sold properties to the subject property, and estimates a dollar value adjustment (+ / -) for significant differences between the properties
• The CMA evaluates the marketplace, and estimates the fair market value of the subject property within a "Price Range" rather than a precise dollar figure.
   
As you interview candidates, remember that most realtors have access to the same information resources. The differentiating factors are (1.) which resources they devote to you, and (2.) their experience using these resources.

Since selling a home is not your only responsibility in life, you need an agent with the skills, experience and resources to make the process as successful and easy as possible for you.
